What to know before you sign.
i. What taxes and costs apply to a mortgage in Barcelona?
In Catalonia, stamp duty (AJD) has been paid by the lender since 2018. The borrower covers the appraisal (€300–500) and optionally the simple registry note (nota simple). Notary, gestoría and Registry fees are paid by the bank. Second-hand property purchases attract Catalan transfer tax (ITP, 10–11% depending on value); new builds attract 10% VAT plus 1.5% AJD.
ii. How much does a mortgage broker in Barcelona charge?
Our fees are success-based: charged only if the deal is signed. Typical fees range from 0.5% to 1% of the capital granted, with minimums agreed in writing. The initial feasibility study is always free and without obligation. It includes legal review of the deed by specialist lawyers.
iii. Can a non-resident foreigner get a 100% mortgage in Barcelona?
The standard for non-residents in Spain is 60–70% of appraisal value. Reaching 100% LTV is possible with strong profiles, guarantors or additional collateral, and only with specific lenders we work with. It requires NIE, proof of income from country of origin and, ideally, prior tax planning (Form 210, Catalan ITP).
