How to Buy a Property in Barcelona as a Foreigner or Non-Resident

Everything you need to buy safely in Barcelona without living in Spain: NIE, financing, taxes and signing through a power of attorney.

Barcelona is one of the favourite destinations for international real estate investment. Buying as a foreigner or non-resident is perfectly possible, but it requires a few specific steps worth preparing in advance.

1. Get your NIE

The Foreigner Identification Number (NIE) is essential to buy, open a bank account and pay taxes. It can be obtained in Spain or at the Spanish consulate in your country, and also through a representative with a power of attorney.

2. Open a Spanish bank account

It makes it easier to pay the price, the taxes and the utilities. Non-residents can open an account with their passport and NIE.

3. Financing: non-resident mortgage

Banks usually finance around 60%-70% of the value for non-residents (versus 80% for residents). A mortgage broker helps you get the best conditions and prepare the international documentation.

4. Taxes

You will pay ITP or VAT+Stamp Duty just like a resident. As a buyer, if the seller is a non-resident you must apply a 3% retention on account of their non-resident income tax.

5. Signing remotely with a power of attorney

You don't need to be in Spain to sign: you can grant a power of attorney to a trusted lawyer to buy on your behalf, controlling the funds and reviewing the deed.

The role of the lawyer

An independent property purchase lawyer reviews the property (charges, urban planning status, due diligence), negotiates the earnest money contract and protects you from risks a foreign buyer cannot detect alone.
