Energy Performance Certificate when Selling or Renting

Selling or renting without the energy certificate can lead to penalties and block the signing. We explain when you need it and how it works.

The energy performance certificate (EPC) is a mandatory document to sell or rent a home in Spain. It rates the property's energy consumption with a label from A to G.

When it is mandatory

  • When selling: it must be handed to the buyer and its reference appears in the deed.
  • When renting: it must be made available to the tenant.
  • In adverts the energy rating must be shown.

Who issues it and validity

A qualified technician draws it up after visiting the home and it is registered with the Generalitat body. It has a limited validity (usually 10 years, less for the worst ratings).

Penalties

Selling or renting without an EPC, or advertising without the label, can lead to penalties. We include it in the document review of your sale or rental.
