When buying a property in Barcelona, the deed price is not the only thing you pay: taxes and costs add, on average, between 10% and 13% on top of the price. Knowing them in advance avoids surprises and lets you plan your financing.
Buying a used home is taxed under the Transfer Tax (ITP), which in Catalonia has a general rate of 10% up to €1,000,000 and 11% on the excess. It is paid by the buyer.
If you buy directly from the developer, instead of ITP you pay 10% VAT (21% on garages not linked to the home and on premises) plus Stamp Duty (AJD) of 1.5% in Catalonia.
The municipal capital gains tax is paid by the seller, not the buyer. Even so it is worth checking, because if there has been no increase in value it can be reclaimed. We explain it in our guide on how to reclaim the municipal capital gains tax.

The general ITP rate in Catalonia is 10% up to €1,000,000 and 11% on the excess, with reduced rates for young buyers, large families or people with disabilities buying their primary residence.
A new-build home is taxed with 10% VAT plus 1.5% Stamp Duty in Catalonia, instead of ITP.
In addition to the usual 20% deposit, it is advisable to set aside 10%-13% of the price for taxes and costs (ITP or VAT+Stamp Duty, notary, Land Registry and conveyancing).
