Buying Land or a Plot to Build

Not every plot lets you build what you imagine. Before buying, you must verify the planning classification and buildability.

Buying land to build carries a risk that does not exist with a flat: that you cannot build what you want. The key is the planning classification.

Types of land

  • Urban: suitable for building, with services; the safest.
  • Developable: pending development (plans, urbanisation, land cessions); more uncertainty and costs.
  • Non-developable / rural: with strong limitations; generally you cannot freely build housing.

What to check before buying

  • Buildability, uses, heights and setbacks under the municipal planning.
  • Pending planning charges (urbanisation, cessions) and constraints (coast, roads, heritage).
  • The situation in the Registry and Cadastre, and available services.
