When selling a property in Barcelona, the seller bears several taxes and costs. Knowing them in advance avoids surprises at settlement.

Municipal capital gains tax

It taxes the increase in land value. If there has been no real increase, it may not be payable or can be reclaimed; we cover it in the guide on reclaiming the capital gains tax.

Capital gain in income tax

The difference between the sale and purchase price is taxed in the savings base (scale from 19% to 28%). There are important exemptions:

  • Reinvestment in a primary residence.
  • Those over 65 selling their primary residence.

Other costs

  • Energy certificate and habitability certificate.
  • Land Registry cancellation of the mortgage, if any.
  • Agency commission, if you hire one.
